Pre-sale Window Replacement
To upgrade or not to upgrade? That is the question. Do you plan on selling your house in the next couple of years? Are you thinking about moving to California to escape these cold winters? Okay, maybe that’s just me. Either way you’ll want to know if new windows and/or doors can increase the value of your home when you do decide to sell. We called on real estate professional, Bo Kauffmann, to answer some of your frequently asked questions.
Polar: Is it advantageous for a homeowner who is wishing to sell their home to change replace the windows and/or doors for more energy efficient ones?
Bo Kauffman: “My advice to anyone selling his or her home is this: If it is defective or inoperative, fix or place it. As far as windows go this means: If your home has the 1940’s to 1960’s (or older) wooden sash windows, I would advise changing them, as the original windows seriously detract from the sale-ability of the home. Certainly, if the home still has single or dual pane sliders, I would recommend changing them to new triple-pane casement window.”
Polar: Do houses that have newer, more energy efficient windows and/or doors sell faster? Do they sell at a higher price compared to other homes without new windows and/or doors?
Bo Kauffman: “Absolutely! Buyers look at all the upgrades that have been done to a home. All other things being equal, the home with newer windows will definitely command a higher sale price than the one with older windows.”
Polar: When it comes to saving money on energy costs, what does a homeowner look for in a house?
Bo Kauffman: “Buyers who are concerned about wasting money on energy look first and foremost at the quality of the windows and doors. A close second place would go to the furnace, and third place goes to ‘insulation in the attic.’ They understand that this last item can easily be upgraded, and a new furnace can usually be found on sale from one of the local heating a/c suppliers. Good quality windows, however, are not easily installed, and buyers value the fact that these have already been upgraded.”
Polar: Will investing in windows and/or doors be reflected in the value of an income property?
Bo Kauffman: “I believe that new windows and doors will improve the value of ANY home, whether it’s your primary residence or your investment property. When selling your income property, potential buyers will value the fact that this upgrade has been done.”
